  • Am I required to make my property available to Section 8?

    No, up to the owner if they will accept Section 8.
  • Are you licensed?

    Yes, Missouri requires a license for property management businesses. We are a brokerage set up with the Missouri Real Estate Commission. Kansas does not require a license for Property Management. Our Wardell & Holmes Real Estate partner are licensed Agents/Brokers for Kansas and Missouri.
  • Can I reach you after hours?

    Yes, we are available Mon-Fri 9am-5pm. Available upon request for maintenance issues & concerns.
  • Can you put the money directly into my account?

  • Do I get to see the lease or sign it?

    Property owners will determine all lease terms and signing.
  • Do you sell real estate too?

    YES, available with our partner, Wardell Holmes Real Estate.
  • How and when do I get my checks?

    The owner is paid out monthly either by check, or direct deposit on the 1st of the month. Payment is previous months rent.
  • How is rent collection handled?

    Tenants pay online through portal.
  • How long of a lease do you sign?

    One year minimum requirement. Extended lease terms will be considered on an individual basis dependent on season.
  • How much security deposit do you charge the tenant?

    One months rent.
  • How soon can you start managing my property?

    As soon as we have determined condition, rent amount, and have all necessary documentation in order.
  • What type of properties do you manage?

    Single and Multi-Homes.
  • What type of reports do I get and how often?

    Property owners will receive reports for rent payments, maintenance costs, and all income and expense transactions.
  • Who holds the tenant security deposit?

    Security deposits will be held in escrow for pertaining state - Kansas or Missouri.
